Let me guess, either a rain gutter for the latch (probably not). Door stopper so the door doesnt retract all the way into the ceiling. Possibly a handle to allow easier opening from a Dock area. Could even be all three.
Just guesses. Any of them right? (I deal with swing doors).

With the shape alot of roll up doors are in, maybe it's used to use the forks on the forklift to help open the door.

I can also see them being used by the driver, while standing on the ground to use the "lip" as leveage to "push" the door up, rather than try and lift the door with the latch.
I think we are going to need an 'spert to anwer this question.
