I would say that swing doors are stronger and take less maintenance, but roll ups sure are nice when its raining!

As far as theft? As far as staying shut?
To me, swingers have the advantage of ease of opening, since freight can fall against a roll-up door and jam it shut (that happened to me once when we had pre-sealed trailers).
